We will meet you on your land to ensure all site-specific development requirements and costs are considered from the start. We discuss optimal house orientation, zoning, and site-specific restrictions. If you don’t have a site, we can meet at our office to discuss your plans and consult on finding a lot in Northern Virginia. We help you understand how zoning laws, health department requirements, site plans, and soil tests impact your project, making decision-making easier.
We begin this phase with a recap of findings from our first meeting and our Northern Virginia site or home visit. We then develop a project scope that combines your ideas into a Concept Plan, detailing floor plans, elevations, square footage, design elements, exterior materials, and room layouts. Together, we create a plan that meets your unique needs and vision, then prepare a project budget based on the Concept Plan. At this stage, you will have a finalized Concept Plan and a target project budget, pending the next steps.
Once you approve the preliminary custom home concept plans, we start developing the construction drawings and finalizing the selection of finishes for your Northern Virginia custom home. Throughout this phase, we discuss available options in detail and collaborate with top suppliers to ensure cost-effectiveness. By specifying as much as possible before construction begins, we minimize potential cost overruns. By the end of this process, you will have approved the Construction Drawings and Project Selections and Finishes, securing fixed upfront pricing for major finishes and selections.
