Since the pandemic we have consistently been asked, should we renovate our home right now?

While things have certainly changed over the last couple of years, that does not mean you should put a hold on your future. Regardless of what you have heard, home renovations can still be completed on time and on budget. It just requires the proper planning and the right team of experts by your side.

In today’s climate planning ahead is more important than ever before. With supply chain delays and a shortage of skilled labor, it is important to partner with a builder that will provide expert insight and transparency throughout the entire process for your home renovation.  A home renovation can be a major undertaking which is why we recommend choosing your design build team early in the process. The right team of experts can provide insight into what brings value to a home renovation as well as help manage the various checklists, proposals, and overall budget of your project.

So, what are the top three things a homeowner should be concerned about in 2022 that were not a consideration pre-pandemic? Susan Violette with the Alair Homes team has provided some insight below into the top three things they are discussing with homeowners this year.

Very Long Lead Times

We are seeing very long lead times right now particularly on cabinetry, windows and doors, and appliances. We are working with our homeowners to ensure long lead time items are decided on and ordered very early in the process.

Delays on Design Completion

You can also expect longer overall project times due to availability of architects, designers, trade partners, and inspectors. If you are considering a renovation this year, we recommend starting the planning process as soon as possible to get a true understanding of where your place in line will be.

Fluctuation in Pricing

While everything seems more expensive these days, materials like lumber are still lower than they were at the beginning of the pandemic. Prices are also fluctuating more frequently – with quotes typically good for only 30-60 days, so clients should be ready to proceed with construction shortly after the final budget is completed.

Overall we recommend that clients make all their selections up front in the planning process so the construction process can be as streamlined and stress free as possible.
