Location, location, location. Designing your dream home starts with finding the right place to build. Our Alair South Tampa team highlights the ever-popular Davis Islands.

Davis Islands is one of the premier communities in the highly sought-after area of South Tampa. It is an archipelago on two islands, with a bridge connecting it to the Hyde Park neighborhood off Bayshore Boulevard.

This secluded slice of heaven on the water is just minutes from downtown Tampa, Amalie Arena, Sparkman Wharf, Water Street Tampa, Channelside, and much more. One of our favorite places locally is Davis Islands (DI to the locals). Let’s see why Living Better Starts Here ™.

A Piece of Tampa History

In the 1920s, D.P. Davis built two man-made islands upon two small natural islands, previously called Little Grassy Key and Big Grassy Key, at the mouth of the Hillsborough River. Davis built the islands with mud dredged from the bottom of Tampa Bay.

Now a fusion of residential and retail, many of Davis Islands’ Mediterranean-style buildings have a National Historic Designation and local protections.

All About Community

With about 5,550 residents, Davis Islands is a quaint, tight-knit community with a robust civic association that preserves its heritage and history.

The pedestrian and golf-cart-friendly community boasts excellent nearby public schools and many waterfront homes where the likes of sports legends Tom Brady, Derek Jeter, and Steven Stamkos have called home. Residents enjoy neighborhood happy hours, movies in the park, Halloween in the Village, holiday toy drives, and the annual holiday golf cart parade and downtown lighted boat parade.

Most of Davis Islands has no traffic lights throughout its tranquil roads. The majority of the streets on DI are named after islands or bodies of water to lean into the high-end island lifestyle. The community is also in the popular Plant School District which makes it a wonderful place for families to call home.

If you are looking for a small town feel near the heart of our growing city, Davis Islands may be just the place to build your new dream home.

What’s in the Neighborhood?

Living on Davis Islands puts you close to many amenities. Look no further than The Village Center Business District on East Davis Boulevard; this is the neighborhood’s commercial area. It is similar to a main street thoroughfare.

Amongst the several blocks of pet-friendly businesses are banks, convenience stores, a gas station, beauty salons, bars, a pharmacy, and several great eateries and cafes, such as:

When you live in this area there is so much to do and see with your family and neighbors, turned friends!

What To Do on Davis Islands

Living Better Starts Here™, and we mean it.  Once your new home is completed, you can spend time truly enjoying the Florida lifestyle. There’s also the Sandra W. Freedman Tennis Complex, several ball fields, play courts, and a playground.

Watch the boats at Davis Islands Park, Marjorie Park Yacht Basin and Marina, the Davis Islands Garden Club, or the Junior League of Tampa – all excellent viewing during the annual Gasparilla Invasion.

Parents or for those who are kids at heart: fly a kite or kick a ball around Seaplane Basin Park, where you can watch planes take off and land from the private airport as well as sailboats set sail from the Davis Islands Yacht Club.

Building on Davis Islands

Home to many 1940s-style ranch homes, this area is experiencing a design change.  Many homeowners are either tearing down those properties to suit their vision or using large-scale additions to maximize the home’s look and functionality.    In the case of tear downs, the ranch-style is often replaced by a classic Mediterranean or Florida Coastal design.

Custom home design tip: plan for your golf cart. Around Davis Islands, this is the most popular way to get around. Remember to have extra space in your garage to park your golf cart and include additional storage for all your outdoor excursions, on land or on the water.
