You have located your lot and hired your custom home building professional, and now it is time for construction to begin. You are likely anxious to see your home come to life, but it is unlikely that you plan to visit the jobsite on a daily basis or be there every time someone swings a hammer. That is where walkthroughs come in. These meetings, scheduled by your contractor and arranged to fit your schedule, provide the perfect opportunity for you to watch events unfold, ask questions and keep tabs on the budget and timeline for your custom built home.

Pre Custom Home Completion

In most cases, there are two standard walkthroughs including one pre-drywall and one after construction is complete. The first takes place after framing is complete and your mechanical systems are roughed in but before drywall is in place. Use this as your opportunity to ensure that all of your home’s components like electrical, telephone and audio/visual lines are where you want them to be. Also plan to review any specific features that you have selected which might impact the design. If changes need to be made, it is a lot easier and less expensive when they are done before drywall is in place. This is also a great time to ask questions about the guts of your home and thoroughly understand how the structure has been designed and in what way each room is framed out. During your pre-drywall walk through, you are also likely to receive some general home maintenance information and specifics on your warranty coverage.

The second walkthrough occurs after construction is complete. It is often referred to as the pre-settlement walk through or custom built home orientation. This is a great time to confirm that your home has been completed to your standards and meets all of your contractually agreed upon requirements. The pre-settlement walk through also provides your project manager with opportunities to explain how various systems in the home work and how to operate them. Use this as your opportunity to thoroughly inspect things like countertops, light fixtures, flooring and paint, and make note of any items that need additional attention on a checklist. This checklist should be turned over to your project manager as soon as possible so that repairs or adjustments can be made in an expedited manner.
