So many people when building or renovating are only concerned with the how their project will affect the resale value of the home. Although this is an important consideration with all decisions in the project, you must always remember that this will be your home and you will be living in it for a time. Consider each decision and ask yourself “Will this selection improve my quality of life?” or “Will my family and I enjoy the home we are creating?” A very common question I get is “What will this do to the resale value?” And sometimes it is a hard question to answer as you have to add other factors into the equation. Consider this when making decisions to your home.

 

Determining What Kinds of Home Improvements to Take On

“How long does my family intend to live here?” If the answer is more than ten years I would not even consider making improvements that merely affect resale value and focus on the needs of your family. In ten years the new fashion could be old and outdated and the buyers may want to renovate to reflect their needs and tastes. If you think you will be living there less than five years take some consideration of resale value. By this I mean avoiding installing a hot pink kitchen with brown countertops. (It may be what you are into but most people will feel differently.) I would solely think of resale value if you planned on flipping the house.

 

Often times the way to create the greatest resale value to a home is creating a space that your family enjoys in an atmosphere with positive energy and smiling faces. So during the renovation when some concrete is poured, let your kids write their name in it. Or put a big sticker of a race car on your son’s room wall. Don’t live in your home thinking about the future, enjoy it in the present. After all, it’s yours.
